TeoStays — Guest Terms

1. Who we are

TeoStays is operated by TEOSTAYS LLC, a New Mexico limited liability company (“TeoStays,” “we,” “us,” “our“). The TeoStays name and marks are used under license from TEOSTAYS IP LLC.

These Guest Terms govern your use of TeoStays as a guest — someone looking for a stay with a workspace they can actually work from. By submitting a request, you accept these Terms and our Privacy Policy.

Using TeoStays as a guest is free. You pay us nothing, at any point.

2. What TeoStays does — and does not do

We do: take the criteria you give us, check them against listings that meet our Work Enabled Standard, and send you your results. Each result links to the host’s own website. If new listings appear later that fit what you asked for, we’ll tell you.

We do not:

  • Book anything. We are not a booking service, reservation system, or travel agency.
  • Act as your agent or the host’s broker. We don’t represent either of you or negotiate on anyone’s behalf.
  • Handle any payment. You pay the host directly, through their own system.
  • Set prices, availability, or terms. Those are the host’s.
  • Become a party to your booking. Your agreement is with the host, on the host’s terms.
  • Screen or vet hosts or properties beyond the listing review described in Section 4.

Once you follow a result link, you’ve left TeoStays. Everything from that point — the booking, the payment, the stay, and anything that goes wrong — is between you and the host.

3. Submitting a request

You don’t need an account. You can submit a request with just an email address. Creating an account is optional and only makes it easier to return to your results.

When you submit, you tell us where you’re looking, your budget range, optionally your dates, and which work enabled amenities you need or would prefer. We use that to build your results. What we collect and how we handle it is described in our Privacy Policy.

Please give us accurate information. If your budget or requirements aren’t real, the results won’t be either.

4. Your results

We email you a link to your results. That link is single-use, view-only, and expires. If it stops working, ask us for a new one. Don’t forward it — anyone holding it can see your results.

How results work. We filter on the amenities you marked as required, check that your budget range overlaps what the host will accept, and rank what’s left by how well it fits everything else you asked for. Ranking is not for sale — no host can pay for placement, and paying for a listing doesn’t buy ranking preference.

We review listings before they can appear in results. Every listing is checked against our Work Enabled Standard before it can appear.

But please read the next section carefully, because that review has limits.

5. Amenity information is provided by hosts

THE MOST IMPORTANT THING TO UNDERSTAND ABOUT TEOSTAYS: every amenity detail you see is declared by the host. TeoStays does not measure, inspect, test, or certify any of it.

Everything you see about a property’s workspace — the desk, the chair, the internet speed, every amenity — is declared by the host. We review listings for plausibility and consistency against photographs and the host’s declarations. We do not measure, inspect, test, or certify anything.

That means:

  • We don’t run our own internet speed tests. The host runs one and tells us the result.
  • We don’t visit properties or verify photographs beyond checking they’re consistent with what’s described.
  • Approval means a listing’s declarations are plausible and internally consistent — not that any figure has been independently confirmed.

Market and area names are search groupings. We group listings under market and area names (“Branson,” “Outer Banks”) to make searching easy. Those names describe general areas, not municipal boundaries — a property’s exact location, and which local rules apply to it, are as the host states them.

Check what matters to you directly with the host before you book. If a specific internet speed, a particular desk, or anything else is essential to your trip, ask the host and get their answer before committing.

Tell us when something’s wrong. If a listing turns out to be inaccurate, email support@teostays.com. We take that seriously — accurate amenity information is the entire premise of TeoStays, and hosts are contractually required to keep their listings current.

6. Your information

Our Privacy Policy explains what we collect and how we handle it. In summary: your email address, what you told us you’re looking for, and the results we generated.

We don’t give hosts your personal information. Your results link out to their sites; they don’t receive your email address or your request details from us.

If that ever changes, the service could one day involve sharing your request details — criteria, budget range, dates — with hosts in your results so they can evaluate your request. We will not begin any such sharing unless and until we have first (a) updated the Privacy Policy, the Guest Terms, and the Host Agreement; (b) provided advance notice; and (c) obtained consent where required by law. Nothing changes silently.

7. Age

You must be 18 or older to use TeoStays. If we learn that someone under 18 has submitted a request, we’ll delete it.

8. Acceptable use

When using TeoStays, you agree not to:

  • give false, misleading, or someone else’s information;
  • use TeoStays for any unlawful purpose, or to harass, defraud, or harm any host or other person;
  • submit requests designed to map our listings rather than to find a stay — including automated submission, or repeated requests varying criteria in order to determine which properties exist;
  • scrape, copy, harvest, or systematically extract listing data, results, or any part of the platform;
  • resell, republish, or commercially exploit results or listing information;
  • interfere with or circumvent the security or intended operation of the platform, including result links.

Revising or repeating your search for your own accommodation needs is always permitted. This section targets automated submission and the systematic reconstruction of our listings — not a guest who legitimately refines a search several times.

We may suspend or terminate access for violations.

9. Disclaimers

TeoStays is provided “as is” and “as available.” To the fullest extent permitted by law, we disclaim all warranties, express or implied, including merchantability, fitness for a particular purpose, and non-infringement. We don’t warrant that the platform will be uninterrupted or error-free, that you’ll receive any results, or that any result will suit you.

We are not responsible for hosts, properties, or stays. That includes the accuracy of any listing, the condition or safety of any property, a host’s conduct, and any booking, payment, cancellation, or dispute between you and a host. All of that is solely between you and the host.

10. Limitation of liability

To the fullest extent permitted by law, TeoStays’ total liability arising out of or relating to these Terms or your use of TeoStays will not exceed the greater of one hundred U.S. dollars (US $100) or the amounts you have paid TeoStays in the twelve months preceding the event giving rise to the claim.

To the fullest extent permitted by law, TeoStays will not be liable for indirect, incidental, special, consequential, or punitive damages, or for any damages arising out of your dealings with any host.

Nothing in this section limits or excludes liability for gross negligence, willful misconduct, or fraud, or any liability that cannot be limited or excluded under applicable law. Some jurisdictions do not allow certain limitations of liability; in those jurisdictions, our liability is limited to the greatest extent permitted by law.

11. Changes to these Terms

We may update these Terms. If we make material changes we’ll update the date above and, where appropriate, give notice. Continuing to use TeoStays after changes take effect means you accept them.

12. Governing law and disputes

These Terms are governed by the laws of the State of New Mexico, without regard to conflict-of-laws principles.

Let’s try to sort it out first. Before starting any formal proceeding, please email support@teostays.com describing the problem. We’ll try in good faith to resolve it with you, and we ask the same of you, for at least 30 days before either side goes further.

Small claims. Either of us may bring a qualifying dispute in small-claims court at any time — a small dispute belongs somewhere small and simple.

Courts. Any dispute we can’t resolve informally or in small claims may be brought in the state or federal courts located in New Mexico, under New Mexico law. This does not take away the protections you have under the mandatory consumer-protection laws of the place you live, or your right to bring a qualifying claim in your home jurisdiction where the law gives you that right. We do not require arbitration, and nothing here waives your right to take part in a class or representative action. The New Mexico courts are a permitted, non-exclusive venue: nothing in this Section prevents you (or us) from bringing a claim in another court that has jurisdiction, including courts where you live when the law gives you that right.

Either of us may seek temporary or preliminary injunctive relief to protect intellectual property, prevent unauthorized access to or extraction of data from TeoStays, or prevent imminent harm, without first completing informal resolution. Applicable statutes of limitations are tolled during the informal-resolution period.
